Tenant Selection
Available rental properties are advertised weekly in the local newspaper, Western Leader, or for central Auckland properties, NZ Herald.
We do not charge you, the property owner, for regular advertising.
Tenants apply for the property using a comprehensive three page document which includes giving referees for character and financial references.
Property management is a serious business for us as your Property Managers and also for you as the property owner.
We will endeavour to find the most suitable tenant for your property from the applicants and will provide them with ongoing information relating to their tenancy.
Lines of communication with the tenants and the owners is paramount.

Tenant Reference Checks
Tenants provide positive identification – passport, birth certificate, drivers licence – which is checked at the office. At least two referees are obtained and these people are contacted for character and financial references.
The prospective tenant is checked through Tenancy Information New Zealand, the largest database of tenants in New Zealand, and also through BayCorp for a financial check.

Rent Collection
Rent is collected weekly or fortnightly in advance usually by Automatic Payment. The rent is held in our Trust Account (audited quarterly by auditors selected by the Real Estate Institute) and does not collect interest.
Rent is paid to the property owner by direct credit twice monthly and a monthly statement of account is posted out.
Annual statements are sent out, giving a month-by-month breakdown of rent collected, fees paid and maintenance costs incurred. This is beneficial in preparing your tax return and is helpful for your accountant.
We monitor market rents to ensure a fair market value.

Property Inspections
An initial inspection is carried out at the beginning of a Property Management and whenever a new tenant takes up a tenancy. A final inspection is carried out at the end of each tenancy.
Both of these inspections are comprehensive and can take one to one and a half hours to complete.
Routine inspections are carried out 4-5 weeks into a new tenancy and thereafter at six monthly intervals unless the Property owner requests otherwise or the tenancy requires more regular inspections.
All inspection reports are kept on file and copies sent out. A follow up letter is sent to tenants.
There is a charge of $30 plus GST per inspection.
This is deducted from rent collected and will appear on your monthly statement.

Repairs and Maintenance
Repairs and maintenance will be carried out as required. We usually attend to these immediately if they are of an urgent or safety nature, otherwise we will contact you if you so require to make a decision on a repair or maintenance issue.
You may choose your own tradespeople or avail yourselves of our very reliable and experienced team of tradespeople.

Vacated Properties
You will be informed once a tenant has given 21 days notice in writing of the termination of the tenancy.
We will complete a vacating inspection with the tenant to ensure the property is left in a reasonable condition.
The bond will only be refunded once all rent, water charges and any other issues have been addressed.

Other payments
Rates, insurance and any other payments can be paid on your behalf. These payments are made from rent collected and will show on your monthly statement.

Management Fees
Our fee for service is 8% plus GST on rent collected.
Maintenance invoices and water rates and other disbursements incur a service fee of 8% plus GST.
We do not charge commission on Land Rates and insurance payments.

Landlord Preferred Insurance Policy
We offer a comprehensive Insurance Policy specifically designed for landlords which covers risks often associated with rental properties such as loss of rent, malicious damage or theft by tenants and their guests.
This policy is only available to Landlords who have their properties managed by properly licensed (REINZ) Property Managers.

Rental Appraisals
We offer a rental appraisal service for North West Auckland properties. Our fee for this is $50. A visit will be made to the property and a written appraisal provided for finance, insurance or sale purposes.
If you would like us to manage the property on your behalf, we will gladly refund this fee.

Real Estate Institute Membership
We are proud to be a member of the Real Estate Institute of New Zealand.
As members we are subject to regular independent audits and are required to keep a dedicated Trust Account. The Real Estate Institute checks the audit to ensure compliance. There is a fidelity fund in place to protect your monies which affords you with extra protection and peace of mind.

Internet Services
Our website will show rental listings to allow prospective tenants the opportunity to check rental properties available. We update this site regularly.
We use email on a regular basis and are able to email correspondence in most cases.

Property Sales Service
As part of our ongoing commitment to you and your investment, we can also list and sell your property with the minimum of disruption to your tenant.
The last thing you need when selling your property is for your tenant to feel unsettled. As your property manager, with an ongoing rapport with the tenant, we can minimise this disruption and by working with the tenant, the tenant will also be working for you.
We can advertise your property for sale on our website, without the high profile of signs outside the property. Often other investor buyers may be in the same market as you and can complete the purchase without upsetting your bread and butter, the tenant.
